Roof survey in HP13: how it works
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a written report with photographs and recommendations. Where it helps, we say which items are urgent and which can wait. We survey flat roofs, natural slate and the roof space, and common reasons people get in touch are worn or blocked valleys and standing water on a flat roof.
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Homes and roofs across HP13
Across HP13, from High Wycombe, Totteridge and Terriers outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in HP13 is checked with its age and materials in mind.
High Wycombe: Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Hamilton Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.
Honest limits
To be straight with you, there are limits to any roof survey:
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
- A promise that the roof won’t leak in future
Why act early?
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.
Before you book any surveyor
- How long they’ve been surveying roofs
- Is there a chance to talk the report through?
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see
What a survey costs
To price your survey, we check:
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- The roof’s overall size
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
Getting in touch
We will usually ask about:
- What’s prompted the survey
- The address and postcode of the property
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
To book a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.
Why roofs fail
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
These are some of the problems a survey can pick up:
- Gaps in the roof where coverings have gone
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Cracked or blistered flat roof coverings
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
HP13: your questions answered
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Are you insured?
We are covered by professional indemnity and public liability insurance.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
