About roof surveys in HP15

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into condensation or damp timbers in the loft and loose chimney pots, across ridges, hips and valleys, flat roofs and natural slate.

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you will pay

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Roof surveys across HP15: local notes

Across HP15, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in HP15 are part of that picture.

Hazlemere: If you own a rental within reach of High Wycombe station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Sir William Ramsay School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Useful tips for HP15 property owners

Here are a few things we’d tell any owner:

  • Gather any paperwork for past roof work
  • Move stored items away from the loft hatch
  • Watch for slipped slates after bad weather
  • Keep the report with your property records

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Different roofs, different checks

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move.

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot.

What to check before booking

  • Whether VAT is added on top
  • Their insurance cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What they won’t be able to tell you

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Booking your survey

A little information up front helps. It’s useful to include:

  • What made you get in touch
  • Dates you are working to, such as exchange
  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Why roofs fail

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Things that frequently lead to a survey include:

  • Gutters that overflow in heavy rain
  • Torn or sagging underlay
  • Gaps in the roof where coverings have gone
  • Cracked mortar along the ridge

Your questions about roof surveys in HP15

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or send us an email.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Does the weather affect the survey?

Light rain does not usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
