Thermal Roof Survey in Hazlemere
A careful look at the roof at your property in Hazlemere, and put it all in a written report with photographs.
- Stains that keep coming back
- Missing or slipped insulation
- Moisture around outlets and upstands
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Do not switch the heating off before the visit
- Don’t climb onto the roof to look for leaks yourself
- Let us know where and when you’ve seen damp or stains
- Remember the conditions on the day affect the results
After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
Thermal roof survey in Hazlemere
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. We survey insulated roof spaces, loft conversions and ceilings below the roof, and common reasons people get in touch are thin or uneven insulation in the roof and damp around chimneys and parapets.
Around Hazlemere, lots of roofs are low enough to see partly from the garden or the street. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Questions from Hazlemere
Does a conservation area affect roof work in Hazlemere?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Hazlemere within the area you cover?
Yes, Hazlemere is on our map. A small place gets exactly the same survey as a big one.
Can you use a thermal camera on a sloping roof?
It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
How much does a thermal roof survey cost?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do I need to be at home?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Drones, thermal imaging and Hazlemere roofs
Historic houses such as Hughenden Manor, about 2.1 miles west, show how far back building in the area around Hazlemere goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Take a building like Sir William Ramsay School: big roofs are where aerial photos and thermal images show the most at once. If you run a business near Eden, a commercial roof can be photographed from above without anyone walking on it. If your house is among the older ones in the streets near Holy Trinity Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. For a survey in Hazlemere, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Show us where any leaks or stains appear
- Have keys ready for side gates, garages or roof access doors
- If it isn’t your property yet, arrange access through the agent

Advice
Different roofs, different checks
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. In an older home around Hazlemere, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
Thermal roof survey starts from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.
