About our thermal roof survey in Terriers

A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We’re often asked to look into stains that keep coming back and areas losing heat at the eaves and junctions, across insulated roof spaces, flat roofs and ceilings below the roof.

Places like Terriers can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Thermal roof surveys in Terriers: local notes

The wider area around Terriers has a long history of building, with Hughenden Manor about 1.1 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Shop and office owners around Eden may find that large commercial roofs are often easiest to see from above or with a thermal imager. Anyone responsible for a site like The Royal Grammar School will know that a view from above covers a wide roof far faster than walking it. If you live in an older home near Church of Saint Francis, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Terriers is about 1 mile north-east of High Wycombe, in Buckinghamshire. Surveys in Terriers work the same way as everywhere we cover: a careful inspection, photographs and a written report. What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Parking around Terriers is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Move anything stored under the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Gather any invoices or paperwork from past roof work

Leave it or get it looked at?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. On a bungalow or cottage around Terriers, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Terriers: your questions answered

Is my home in Terriers listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover Terriers?

Yes, Terriers is within the area we cover. We work right across London and the South East. You can call 07833 053749 or email us with the address and a few details.

How long is the visit?

It usually takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. We’ll confirm the timing when booking.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Note where damp appears and after what weather
  • Ask us about the forecast if rain is expected
  • Heat the home normally on the days before
  • Photograph damp patches with the date

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

How we price thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What to let us know when you get in touch

Here’s what helps us most when you contact us:

  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or email us.
