Drone roof survey in Terriers

Every flight starts with an airspace check. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and explain why. Prison sites also have drone restriction zones. We survey chimney stacks, large and complex roofs and fragile roofs, and common reasons people get in touch are cracked flaunching or loose chimney pots and flat roofs on upper floors that hold water.

Older cottages and houses around Terriers may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

When to book a survey in Terriers

Big commercial and industrial roofs cover a lot of ground. A drone can photograph a large roof methodically. You see the whole roof, not just the parts near an access point.

Most people get in touch after spotting something like this:

  • Cracked slates and tiles out of sight from below
  • Damage after a storm that cannot be seen from below
  • Moss building up on slopes and in gutters
  • Debris building up in hidden gutters

For an older house near a landmark like Church of Saint Francis, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What’s in a roof survey

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

How the survey changes by roof type

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. We check outlets and photograph any build-up.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.

Your questions about drone roof surveys in Terriers

Is drone flying allowed in Terriers?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Will you come out to Terriers?

Yes, Terriers is on our map. A small place gets exactly the same survey as a big one.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How much is a survey?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. A visit to a smaller place like Terriers is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. You give us the address and tell us about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. You receive a written report with the photos and our recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Drone roof surveys in Terriers: local notes

Before any flight, we check the Drone Safety Map for airspace restrictions. With Hughenden Manor about 1.1 miles north-west, Terriers sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like The Royal Grammar School: thermal images can show where wet insulation sits under a big flat roof. For businesses in and around places like Eden, a commercial roof can be photographed from above without anyone walking on it.
