How a thermal roof survey works in Four Ashes
What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. Common reasons to book are heat escaping through the roof and damp where roofs meet walls and chimneys, on pitched roof slopes, insulated roof spaces and commercial roofs.
In a small place like Four Ashes, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

When to book a survey in Four Ashes
Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
These are some of the problems a survey can pick up:
- Damp around roof outlets and upstands
- Damp patches with no obvious cause
- Patches of heat loss across the roof
- Possible trapped moisture under a flat roof covering
For businesses in and around places such as Eden, thermal images can show trapped moisture across a wide commercial roof.
Before you book anyone
- Whether you can ask questions once you have the report
- What exactly goes into their report
- Whether any drone flown is registered with the CAA
- What they will not be able to tell you
What happens if roof problems are left?
Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. Where a roof is exposed, as many are in small places like Four Ashes, driving rain gets into any weakness, and damp in older walls is slow to dry out.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before you book.

Roof by roof
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.
Four Ashes questions
Will you come out to Four Ashes?
We do. A small place gets exactly the same survey as a big one.
Do you carry out roof surveys in Four Ashes?
Yes. We cover the whole of London and South East England, and Four Ashes is part of that. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
Is thermal imaging included in your surveys?
It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you go up on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
How it works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Four Ashes can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Point out any leaks or damp patches
- Tell us where we can park nearby
- Buyers: confirm access with the estate agent or seller

Advice
Practical tips
Nothing here needs a ladder. A few suggestions:
- Take photos of stains as they appear, so we can compare
- Leave the roof to people with safe access
- Do not switch the heating off before the visit
- Keep a record of when stains appear
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Thermal roof surveys around Four Ashes
With Hughenden Manor about 1 mile west, Four Ashes sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
If you look after a building like Great Kingshill Church of England Combined School, a drone or thermal camera can show a large roof in a single visit. Take an older house close to St Michael and All Angels Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.
