What we look for on each type of roof

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

How a gutter survey works in Four Ashes

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed gutters overflowing in heavy rain and rotten fascias or stained soffits, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Four Ashes are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Four Ashes questions

Do you cover smaller places like Four Ashes?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can a landlord with a rental near High Wycombe station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or email us for a price.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Surveys for landlords and agents in Four Ashes

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • What’s hidden inside a downpipe
  • Gutters out of sight from every safe viewpoint

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a house, though large, tall or awkward roofs take more time. In a small place like Four Ashes, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Agree roof access with the managing agent if it is shared
  • Tell us about parking before the day

Booking a survey

Once you know what you need, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Related advice

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. Outbuildings and barns around Four Ashes are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a gutter survey looks like in Four Ashes

Historic houses such as Hughenden Manor, about 1 mile west, show how far back building in the area around Four Ashes goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near High Wycombe station, a roof report helps you deal with small faults before they turn into a call from a tenant. What we’re asked to look at in Four Ashes

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

It’s worth booking a survey if you’ve seen:

  • Brackets that have dropped or snapped
  • Leaves and moss blocking gutters
  • Joints that drip after rain
  • Water spilling over the gutter edge

For businesses in and around places such as Eden, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
