Flat roof surveys around Terriers

Historic houses like Hughenden Manor, about 1.1 miles north-west, show how far back building in the area around Terriers goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take an older house close to Church of Saint Francis: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building like The Royal Grammar School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For businesses in and around places such as Eden, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Terriers is about 1 mile north-east of High Wycombe, in Buckinghamshire. Roofs in Terriers get the same thorough look as anywhere else in Buckinghamshire. Our Buckinghamshire coverage includes Terriers. We also survey roofs in Reading.

Flat roof survey in Terriers

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey GRP fibreglass, felt flat roofs and EPDM rubber, and people most often book us about signs of deflection in the roof deck and damaged trims at the roof edge.

Outbuildings, garden rooms and garages in places like Terriers often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What affects the price in Terriers

Several things affect the price of a survey:

  • The shape of the roof and its details
  • How big the roof is
  • Which survey package you book
  • If the survey needs thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

Getting in touch

These details help when you contact us:

  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Terriers, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Advice

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Clear roof outlets and gutters each autumn
  • Plan a survey before the covering reaches the end of its usual life
  • Make sure new fixings through the roof are properly sealed
  • Note the date and type of any roof work

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Questions from Terriers

Will you come out to Terriers?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Terriers?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How do I book a survey in Terriers?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Do you look in the loft space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll plan the survey around it.

Different roofs, different checks

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.
