Flat roof survey in Micklefield
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. Typical surveys look at raised blisters across the surface and blocked or damaged outlets, across single-ply membranes, mastic asphalt and EPDM rubber.
Flat roofs in smaller places like Micklefield can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. In a smaller place like Micklefield, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Let us know about parking near the property
- Make sure the loft hatch can be reached

Advice
What we cannot see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations, which need a structural engineer
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- An exact number of years the roof has left
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Checking the roof from the ground
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
How we price flat roof surveys
All our prices include VAT. What changes the price is:
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
- Whether thermal imaging or a drone is needed
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
Helping us price your survey
A little information up front helps. It helps to include:
- The address and postcode of the property
- Whether there is a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

Questions from Micklefield
Does a conservation area affect roof work in Micklefield?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Micklefield within the area you cover?
Yes. Micklefield is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Should I worry about standing water on my flat roof?
Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep clear of rooflights and fragile roof sheets
- Check that new brackets or units haven’t damaged the covering
- Have the roof looked at again after a severe storm
- Ask contractors to protect the roof if they work on it
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
Flat roof surveys around Micklefield
With Hughenden Manor about 2.3 miles north-west, Micklefield sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Landlords with a home close to High Wycombe station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Kings Wood School and Nursery, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for example near Eden, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
Micklefield is about 1 mile east of High Wycombe, in Buckinghamshire. Bookings from Micklefield are handled just like any other: get in touch, agree the price and pick a day. Our area takes in places right across Buckinghamshire, from the larger towns to small villages. There is also a page for Reading.

What we look for on each type of roof
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
