Our roof survey service in HP11
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey clay and concrete tiles, natural slate and chimney stacks, and common reasons people get in touch are valley linings that have cracked or split and condensation or damp timbers in the loft.
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Homes and roofs across HP11
From High Wycombe, Totteridge and Booker to smaller places, people across HP11 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In HP11, as elsewhere, exposed details are where damage shows first.
Wycombe Marsh: If you live in an older home near Church of St Anne, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places such as Eden, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What affects the price in HP11
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see
- How big the roof is
- House, block, shop or office
- Extra roofs, like extensions, dormers or garages
Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
Getting in touch
When you call or email, these details help:
- How the loft is reached, if there is one
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, like pitched or flat
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.
Why get it checked now?
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.
Before booking any surveyor
- What exactly goes into their report
- Their track record with similar roofs
- Whether VAT is in the quoted price
- When you’ll get the report
Common roof problems in HP11
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.
Most people get in touch after spotting one of these:
- Torn or sagging underlay
- Flashings that have come away from the wall
- Loose ridge or hip tiles
- Cracked or blistered flat roof coverings
Roof by roof
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
HP11: your questions answered
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
