Pre-purchase roof surveys in Wycombe Marsh

Pre-purchase roof surveys for homes and businesses in Wycombe Marsh

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. You get a photo-illustrated written report. Common reasons to book are gutters that overflow or drip at the joints and signs of past leaks inside the loft, across gutters and downpipes, the roof space and lead flashings and valleys.

Being in a small place like Wycombe Marsh makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Landlords, agents and block managers in Wycombe Marsh

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Why get it checked now?

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Questions from Wycombe Marsh

How do I find out if my home in Wycombe Marsh is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Wycombe Marsh?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What’s the best way to book?

Just phone 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photos. It is not a RICS survey and doesn’t cover the rest of the house.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a hamlet or village like Wycombe Marsh, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Jot down any questions you want answered
  • Leave a clear route to the loft
  • Leave side gates unlocked

Honest limits

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Whether the price should change, which is between you and the seller
  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers

How the survey changes by roof type

Natural slate

Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Local roofs and buyers in Wycombe Marsh

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

With Hughenden Manor about 2.8 miles north-west, the area around Wycombe Marsh has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For landlords with property near High Wycombe station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark such as Church of St Anne, the roof may have had decades of patch repairs, and the survey shows where they are.
