How we price roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

We will usually ask about:

  • How the loft is reached, if there is one
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Roof leak investigation in Wycombe Marsh

The aim is to find where the water is getting in and explain it. You get a written report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We survey lead flashings, flat roof details and slate and tile slopes, and the problems we are asked to look at most are a leak that comes and goes with the weather and damp walls below an overflowing gutter.

Many homes in small places like Wycombe Marsh face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours for most houses, and more on a big or complicated roof. Cottages and farmhouses around Wycombe Marsh often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Have any paperwork from past roof work to hand
  • Keep pets out of the way during the survey
  • Let us know about parking near the property

Landlord and commercial surveys in Wycombe Marsh

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

What we look for on each type of roof

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Wycombe Marsh roofs and the weather

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. About 2.8 miles north-west lies Hughenden Manor, a reminder of how long the area around Wycombe Marsh has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near High Wycombe station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like Marsh School: tracing a leak on a big roof starts with where the water appears and works back. If you own one of the older houses in the streets near Church of St Anne, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Useful tips for Wycombe Marsh property owners

You don’t need to be a roofer to help. What helps most:

  • Write down the wind direction and rain when it leaks
  • Put a bucket under the drip and move valuables
  • Tell us about any past repairs to the roof
  • Keep a photo record of the damp patch

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

Why act early in Wycombe Marsh

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That is frequently what breaks the cycle. Where a roof is exposed, as many are in small places like Wycombe Marsh, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Wycombe Marsh questions

Is my home in Wycombe Marsh listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Wycombe Marsh?

We do. Villages and rural addresses get the same survey as a town house.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
