Hazlemere Roof Leak Investigation
Tracing where water is getting into your roof for Hazlemere, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Staining around the chimney inside
- Wet patches on loft insulation
- Condensation that looks like a leak
When to book a survey in Hazlemere
A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
Things that often lead to a survey include:
- Wet patches on loft insulation
- Drips from nail tips in a cold loft
- A leak that comes and goes with the weather
- Brown rings on upstairs ceilings
Shop and office owners around Eden may find that finding where water is getting in quickly keeps disruption down.
Choosing a roof surveyor
- When you’ll get the report
- Which limits apply to the survey
- How long they’ve been surveying roofs
- Whether the inside of the roof is included
Roof leak investigations for homes and businesses in Hazlemere
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it’s safe to see it. We’re frequently asked to look into condensation that looks like a leak and a leak that comes and goes with the weather, on flat roof details, chimney stacks and the roof space.
In older homes around places like Hazlemere, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.
Where we can’t see part of the leaking roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. With a bit of garden around a house, as there often is around Hazlemere, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
- Keep pets in another room

Roof by roof
Flat roof upstands and outlets
Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.
Valleys
Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Take dated photos of the leak
- Leave roof access to professionals
- Do not touch fittings that water is reaching
- Mention any plumbing above the damp area
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
Questions from Hazlemere
Does a conservation area affect roof work in Hazlemere?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Hazlemere?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will you photograph what you find?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Why is the stain in a different place from the leak?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is frequently well away from the mark. We follow the route back instead of guessing.
Leaks and storm damage in Hazlemere
With Hughenden Manor about 2.1 miles west, Hazlemere sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts.
Landlords with a home close to High Wycombe station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If your house is among the older ones in the streets near Holy Trinity Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
