Roof surveys for Hazlemere homes and businesses

Hazlemere homes and their roofs

Hughenden Manor, about 2.1 miles west, is one of the historic houses in the wider area around Hazlemere. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For landlords with property near High Wycombe station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Sir William Ramsay School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For businesses in and around places like Eden, a roof report helps plan work around trading rather than after a leak.

Hazlemere is about 2 miles north-east of High Wycombe, in Buckinghamshire. We carry out roof surveys in Hazlemere for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Roof surveys for homes and businesses in Hazlemere

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey natural slate, flat roofs and chimney stacks, and the problems we’re asked to look at most are leaning or weathered chimney stacks and water stains on rafters and ceiling joists.

In a smaller place like Hazlemere, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

How the survey works

After the inspection, everything we found is written up as a report with photographs, sent to you by email. As for time on site, most surveys take an hour or two for most homes, depending on how many separate roofs there are. In a smaller place like Hazlemere, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Clear the way to the loft hatch
  • Let us know about parking before the day
  • Make sure pets are kept safely away

Your questions about roof surveys in Hazlemere

Can a landlord with a rental near High Wycombe station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Hazlemere is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area
  • Whether it is a home or a commercial building

Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Getting in touch

There’s no need for technical words. It is enough to let us know:

  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Move stored items away from the loft hatch
  • Stay off ladders and the roof
  • Let us know about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Leave it or get it looked at?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. Arranging work in a smaller place like Hazlemere is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.
