Common questions in Hazlemere
Is Hazlemere within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
I let a flat near High Wycombe station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
Will you walk on the roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.
How do you inspect a chimney without scaffolding?
We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.
Chimney surveys for homes and businesses in Hazlemere
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photographs and recommendations. We survey flaunching, shared and party-wall stacks and lead flashings, and the problems we’re asked to look at most are damaged chimney pots and cowls and spalled or crumbling bricks.
Trees around homes in smaller places like Hazlemere drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How we price chimney surveys
Prices always include VAT. The things that change the price are:
- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
- House, block, shop or office
- The roof’s overall size
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Getting in touch
You do not need to know any roofing terms. Just tell us:
- How the loft is reached, if there is one
- The style of property, from a terrace to a block
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.
What you can safely check yourself
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Roofs, chimneys and gutters in Hazlemere
Hughenden Manor, about 2.1 miles west, is one of the historic houses in the wider area around Hazlemere. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near High Wycombe station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as Eden, a roof report helps plan work around trading rather than after a leak. For an older house near a landmark such as Holy Trinity Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for most homes, a little longer where there are several stacks. If you have questions on the day, just ask. Some parts of a survey depend on the weather, so a visit to Hazlemere is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- Note where any stains or damp appear
- Jot down any questions you want answered

Advice
Practical tips
From years of surveys, a few habits stand out:
- Look at the chimneys with binoculars after a storm
- Use a Gas Safe registered engineer for gas appliances
- Keep track of stains on chimney breasts
- Never climb onto the roof to look at a chimney
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
What a chimney survey does not cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s inside the brickwork or behind render, without opening up
- A structural engineer’s assessment
- Areas we can’t view from safe positions
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.

What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Blocked gutters on homes around Hazlemere overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.
