How a chimney survey works in Spurlands End
Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you are worried about damp on a chimney breast inside and frost-damaged brickwork on the stack, a survey will tell you what’s going on.
Somewhere as small as Spurlands End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What we cannot see
It is a careful look at the chimney stack, not the whole story. Its limits include:
- What’s inside the brickwork or behind render, without opening up
- Checks on boilers, fires or their flues
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.
What this survey covers
- Brick chimney stacks
- Shared and party-wall stacks
- Lead flashings
- Chimney pots and cowls
- Chimney breasts
- Flaunching
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two at a house, as part of a look at the roof around the stack. Somewhere like Spurlands End needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- You get a written report with photos and our recommendations.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Keep pets out of the way during the survey
- Make sure the loft hatch can be reached

Common questions in Spurlands End
Can a landlord with a rental near Great Missenden station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Spurlands End listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Do you look in the loft space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
What we look for on each type of roof
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.
Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Make sure unused flues are capped with ventilation
- Have brackets on the chimney checked
- Use the report as a baseline for future checks
- Check your stacks from the ground after strong winds
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Leave it or get it looked at?
If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Around Spurlands End, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Chimney surveys around Spurlands End
Hughenden Manor, about 2.5 miles south-west, is one of the historic houses in the wider area around Spurlands End. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as Holmer Green First School and Pre-School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Shop and office owners around Eden may find that a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to Great Missenden station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
