Why it is worth a survey now in Terriers

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Arranging work in a smaller place like Terriers is easier with notice than in an emergency. A survey gives you that notice.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What you get with us

About our pre-purchase roof survey in Terriers

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. We survey the roof space, clay and concrete tiles and flat-roofed extensions and dormers, and the problems we are asked to look at most are standing water on a flat extension roof and cracked flaunching or crumbling chimney pointing.

In a smaller place like Terriers, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, it normally takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. A visit to a smaller place like Terriers is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Make sure we can get to the back of the property
  • For flats, check roof access has been agreed

Advice

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Natural slate

Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.

Pre-purchase roof surveys around Terriers

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Hughenden Manor lies about 1.1 miles north-west, so building around Terriers goes back a long way. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you live in an older home near Church of Saint Francis, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to High Wycombe station may find that a written report helps before buying a rental or paying for a new roof on one.

Questions from Terriers

Do you carry out roof surveys in Terriers?

Yes. Our area covers London and South East England, and Terriers is part of that. You can ring 07833 053749 or send us an email with the address and a few details.

Do you cover smaller places like Terriers?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Can I use the report to negotiate on price?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Surveys for landlords and agents in Terriers

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • House, block, shop or office
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Height and safe access

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the price for your survey before booking.

Getting in touch

What helps most when you contact us:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Where the property is, with the postcode

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or email us.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Share the report with your solicitor
  • Ask who repairs the roof under the lease
  • Find out whether the roof has been replaced or patched
  • Ask for loft access on the day

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
