About our pre-purchase roof survey in Four Ashes

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Typical surveys look at loose pots and cracked flaunching and old water stains in the roof space, across the roof space, lead flashings and valleys and clay and concrete tiles.

Being in a small place like Four Ashes makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Prices for pre-purchase roof surveys in Four Ashes

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

A few details help us suggest the right survey and price. When you get in touch, it’s useful to mention:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • Your postcode, so we can check access and travel
  • What made you get in touch

Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Four Ashes: your questions answered

Will you come out to Four Ashes?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Four Ashes?

Yes, Four Ashes is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and does not cover the rest of the house.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Why act early in Four Ashes

It is tempting to skip the roof to keep a sale moving. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Where a roof is exposed, as many are in small places like Four Ashes, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Why book with us

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Pre-purchase roof surveys in Four Ashes: local notes

Historic houses such as Hughenden Manor, about 1 mile west, show how far back building in the area around Four Ashes goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like St Michael and All Angels Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Four Ashes can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Advice

Do you need a pre-purchase roof survey in Four Ashes?

Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.

Typical things we’re asked to look at include:

  • Signs of past leaks inside the loft
  • Bitumen or mortar used in place of proper repairs
  • Cracked flaunching or crumbling chimney pointing
  • Roof slopes that look uneven or sagging

If you let a flat or house near High Wycombe station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which limits apply to the survey
  • How they plan to inspect the roof safely

What to expect from a roof survey

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A structural engineer’s report
  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth
