Roof Survey in Booker
A roof condition survey for homes and buildings in Booker. More than 5,000 surveys completed across London and South East England.
- Torn or sagging underlay
- Gutters that overflow in heavy rain
- Cracked or blistered flat roof coverings
How a roof survey works in Booker
We inspect what can safely be seen: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey natural slate, clay and concrete tiles and the roof space, and common reasons people get in touch are worn or blocked valleys and water stains on rafters and ceiling joists.
Trees around homes in smaller places like Booker drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Booker questions
Are there drone restrictions around Booker?
Usually it comes down to two things: the airspace at the address and the weather. Wycombe Air Park is about 1 mile away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Do you cover smaller places like Booker?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
How long does a roof survey take?
On site, it typically takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

When to book a survey in Booker
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Most people get in touch when they’ve noticed one of these:
- Slipped, cracked or missing slates and tiles
- Worn or blocked valleys
- Worn lead at chimneys and abutments
- Crumbling chimney pointing or cracked flaunching
West Wycombe Park House, about 1.6 miles north, is one of the historic houses in the wider area around Booker. On a period home nearby, the survey separates sound original work from tired later repairs.
Before booking anyone
- Which viewpoints they use to see the roof
- What exactly goes into their report
- How long the report takes to arrive
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
How we price roof surveys
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we’ll ask about:
- How the loft is reached, if there is one
- Dates you are working to, such as exchange
- Photos of the roof, taken safely from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Local roofs in Booker
Wycombe Air Park is about 1 mile from Booker. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to Church of Christ the Servant King: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near High Wycombe station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Booker is about 2 miles west of High Wycombe, in Buckinghamshire. Wherever you are in Booker, we can carry out roof surveys at your property. Our Buckinghamshire coverage includes Booker and the places around it. You can also see our page for Reading.
Roof surveys in HP12, HP11 and SL7 work the same way as everywhere else we cover. If you need a roof survey at a property on Ash Road, New Road and Horns Lane or anywhere close by, we can survey it. We also cover Clayhill (1 mile south-west), High Wycombe (2 miles east), Downley (2 miles north), Terriers (3 miles north-east) and Totteridge (3 miles east). Within a short drive, we also cover Aylesbury (14 miles north), Chesham (10 miles north-east), Marlow (3 miles south), Amersham (9 miles north-east), Beaconsfield (6 miles east) and Chalfont St Peter (10 miles east).
Around Booker
Typical jobs here are in homes near Cressex Community School and The Squirrel pub and the streets around them. Booker’s nearest station is High Wycombe station, roughly 2.1 miles east. Nearby you’ll also find Wycombe Hospital (1.6 miles east) and Chiltern Sound Phonograph Museum (3.3 miles south). Not far away are Gomm's Wood.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. A visit to Booker is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- If you’re buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building

Advice
Before and after the survey
From years of surveys, a few habits stand out:
- Have details of recent roof work to hand
- Look for debris in the garden after high winds
- Hold on to the report for future surveys
- Ask about a flat roof on an extension or garage too
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
