Booker Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Booker, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Blocked outlets and hoppers
- Brackets that have dropped or snapped
- Gutters overflowing in heavy rain
About our gutter survey in Booker
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. We survey fascias and soffits, eaves gutters and parapet and box gutters, and the problems we’re asked to look at most are gutters that have fallen out of line and choked outlets or hopper heads.
Around Booker, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roof by roof
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.
Booker: your questions answered
Is my home in Booker listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Booker within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
What will the report tell me?
A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Gutter surveys around Booker
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With West Wycombe Park House about 1.6 miles north, Booker sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Booker Hill School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near Eden, a roof report helps plan work around trading rather than after a leak.
Booker is about 2 miles west of High Wycombe, in Buckinghamshire. We carry out gutter surveys for homes and businesses in Booker. Booker is one of the towns and villages in Buckinghamshire where we work. There’s also a page for Reading.
Gutter surveys in HP12, HP11 and SL7 are booked the same way as anywhere else. Whether your property is on Ash Road, New Road and Horns Lane or a nearby road, we can survey it. If you are just outside Booker, we cover Clayhill (1 mile south-west), High Wycombe (2 miles east), Downley (2 miles north), Terriers (3 miles north-east) and Totteridge (3 miles east). Larger places within reach include Aylesbury (14 miles north), Chesham (10 miles north-east), Marlow (3 miles south), Amersham (9 miles north-east), Beaconsfield (6 miles east) and Chalfont St Peter (10 miles east).

Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours at most homes, and longer for a large or complex roof. A visit to Booker is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Mention any parking restrictions on your street
- Note where any stains or damp appear
- Find any records of previous roof work
Booking a survey
A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Related advice
Why it is worth a survey now in Booker
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. On a bungalow or cottage around Booker, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Common roof problems in Booker
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Look out for signs like these:
- Blocked outlets and hoppers
- Gutters full of debris and silt
- Leaking or loose downpipes
- Leaks at the gutter joints
Take an older house close to Church of Christ the Servant King: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
