What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Gutter survey in Clayhill: what you get

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and common reasons people get in touch are downpipes that are split or coming away and gutters overflowing in heavy rain.

Older buildings in small places like Clayhill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Clayhill: your questions answered

How do I find out if my home in Clayhill is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near High Wycombe station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details.

How much time does the visit need?

A visit typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. You will know roughly how long when we arrange the visit.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or use the contact form.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Clayhill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices
  • Keep pets in another room

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers what can safely be seen and records it with photos. In a small place like Clayhill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Local roofs in Clayhill

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. West Wycombe Park House, about 2.3 miles north, is one of the historic houses in the wider area around Clayhill. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Cressex Community School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like Church of Christ the Servant King, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Clayhill is about 3 miles south-west of High Wycombe, in Buckinghamshire. In Clayhill, as across Buckinghamshire, every roof gets the same careful survey. Across Buckinghamshire, we cover Clayhill and the places around it. Reading is in our area too.

When to book a survey in Clayhill

A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

It is worth booking a survey if you’ve seen:

  • Fascia boards damaged by overflowing water
  • Gutters packed with leaves or moss
  • Dripping or leaking gutter joints
  • Choked outlets or hopper heads

For businesses in and around places such as Eden, a dated report on the roof is useful for planning and for any lease discussions.
