Flat roof surveys in Clayhill

How a flat roof survey works in Clayhill

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey EPDM rubber, upstands and outlets and mastic asphalt, and the problems we are asked to look at most are upstands pulling away from walls and blistering in felt or asphalt.

Flat roofs on exposed homes in small places like Clayhill take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a survey costs

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • Which survey package you book
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, like an exchange date
  • What’s prompted the survey

You can call us seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.

Flat roof surveys in Clayhill: local notes

The wider area around Clayhill has a long history of building, with West Wycombe Park House about 2.3 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you own one of the older houses in the streets near Church of Christ the Servant King, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near High Wycombe station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Clayhill is about 3 miles south-west of High Wycombe, in Buckinghamshire. Clayhill is one of many places we visit across Buckinghamshire, for homes and businesses alike. Clayhill is one of the places in Buckinghamshire we cover. For surveys nearby, see our Reading page.

Surveys for landlords and agents in Clayhill

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a flat roof survey doesn’t cover

It is useful to know what a survey won’t do before you book:

  • Hidden layers beneath the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a small place like Clayhill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property

Advice

What we are asked to look at in Clayhill

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

Most people get in touch when they’ve noticed something like this:

  • Splits, cracks and crazing
  • Raised blisters across the surface
  • Gaps at upstands and abutments
  • Signs of deflection in the roof deck

If you look after a shop, office or commercial unit, for example near Eden, flat roofs over shops and units are easy to forget until water comes through a ceiling.
