Thermal roof survey in Booker: what you get

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We survey flat roofs, commercial roofs and insulated roof spaces, and common reasons people get in touch are cold areas below the roof and possible trapped moisture under a flat roof covering.

In smaller places like Booker, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Booker is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we’re looking at
  • Buyers: confirm access with the estate agent or seller

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Structural calculations, which need a structural engineer
  • What’s inside walls or under coverings, without opening up
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roofs we survey in Booker

  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof

What happens if roof problems are left?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Arranging work in a smaller place like Booker is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Tell us where and when you’ve seen damp or stains
  • Check the loft can be reached safely
  • Heat the home normally on the days before
  • Ask us about the forecast if rain is expected

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

FAQs for Booker

Is my home in Booker listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is drone flying allowed in Booker?

That depends on where the roof is and on the weather. Wycombe Air Park is about 1 mile away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

Do you cover Booker?

Yes, we do. We carry out thermal roof surveys in Booker.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

DIY checks: what’s safe

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Thermal roof surveys in Booker: local notes

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. Historic houses such as West Wycombe Park House, about 1.6 miles north, show how far back building in the area around Booker goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near Eden, thermal images can show trapped moisture across a wide commercial roof. For an older house near a landmark such as Church of Christ the Servant King, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Booker is about 2 miles west of High Wycombe, in Buckinghamshire. We visit Booker as part of our work across Buckinghamshire. Across Buckinghamshire, we cover Booker and the places around it. You can also see our page for Reading.

What we are asked to look at in Booker

On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

Typical things we’re asked to look at include:

  • Wet insulation beneath the membrane
  • Cold spots on ceilings under the roof
  • Missing or slipped insulation
  • Wet areas near outlets and upstands

Anyone responsible for a site like Booker Hill School will know that thermal images can show where wet insulation sits under a big flat roof.
