Roof survey in HP12: how it works
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey clay and concrete tiles, flat roofs and lead flashings, and people most frequently book us about cracked or blistered flat roof coverings and loose chimney pots.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most houses, though large, tall or awkward roofs take more time.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Around Booker
In Booker, that means homes and buildings near The Squirrel pub, Booker Hill School and Cressex Community School and the streets around them. Booker’s nearest station is High Wycombe station, roughly 2.1 miles east. Other landmarks nearby include Wycombe Hospital (1.6 miles east) and Chiltern Sound Phonograph Museum (3.3 miles south). Not far away are Gomm's Wood.
Roofs, chimneys and gutters across HP12
From High Wycombe and Booker to smaller places, people across HP12 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In HP12, as elsewhere, exposed details are where damage shows first.
Booker: West Wycombe Park House lies about 1.6 miles north, so building around Booker goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark like Church of Christ the Servant King, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What affects the cost of roof surveys
A few things affect what a survey costs:
- The height of the building and how the roof can be seen safely
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- The shape of the roof and its details
For a price for your roof in HP12, call 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.
What we need to know
What helps most when you contact us:
- The property’s address and postcode
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
- What kind of property and roof it is
We confirm the price for your roof before booking, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.
Surveys for landlords and agents in HP12
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise that the roof won’t leak in future
- Whether the roof structure meets design loads
- Faults hidden behind ceilings or boarding
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
HP12: your questions answered
What does a roof survey cost?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
