Thermal roof survey in Tylers Green

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. We’re frequently asked to look into heat escaping through the roof and wet insulation beneath the membrane, across insulated roof spaces, flat roofs and pitched roof slopes.

Places like Tylers Green can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Honest limits

To be straight with you, a roof survey has limits:

  • A structural engineer’s assessment
  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

What we look at

  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a typical home, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. A visit to Tylers Green is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building

Advice

Common questions in Tylers Green

Do you carry out roof surveys in Tylers Green?

Yes, Tylers Green is within the area we cover. Our area covers London and the South East. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Is my home in Tylers Green listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will plan the survey around it.

What does the report include?

A written report with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.

How we price thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • How big the roof is
  • The height of the building and how the roof can safely be seen

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Getting in touch

We will usually ask about:

  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat
  • Any deadline, like an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

Flying and imaging in Tylers Green

With Hughenden Manor about 2.4 miles west, Tylers Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you own one of the older houses in the streets near Church of St Margaret, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a business near Eden, a commercial roof can be photographed from above without anyone walking on it.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Leave it or get it looked at?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Around Tylers Green, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we are asked to look at in Tylers Green

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, especially when it’s warm inside and cold outside.

Most people get in touch when they’ve noticed something like this:

  • Damp around chimneys and parapets
  • Gaps in loft insulation
  • Damp that repairs haven’t cured
  • Wet insulation beneath the membrane

Take a building like Manor Farm Community Infant School: a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Their drone registration, if they fly one
  • Will the report include photos?
  • Whether VAT is in the quoted price
