Roof surveys across HP16

About roof surveys in HP16

We survey roofs in HP16 and across London and the South East. Visits run seven days a week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or email us. We survey the roof space, flat roofs and ridges, hips and valleys, and people most often book us about water stains on rafters and ceiling joists and loose ridge or hip tiles.

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes an hour or two for most homes, depending on how many separate roofs there are.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across HP16: local notes

Homes across HP16 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in HP16 are where it typically shows.

Prestwood: For landlords with property near Great Missenden station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Prestwood Junior School: a written record of a large roof helps plan work for the holidays rather than in term time.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Clear the loft hatch area before we arrive
  • Mention any damp patches when booking
  • Photograph stains when they appear
  • Gather any paperwork for past roof work

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What a survey doesn’t cover

In fairness, a roof survey has limits:

  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)

What we’re asked to look at in HP16

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Common reasons to book include:

  • Ridge tiles that have lifted or moved
  • Leaning or weathered chimney stacks
  • Standing water on a flat roof
  • Leaking gutter joints and downpipes

Roof by roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.

Natural slate

Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Common questions in HP16

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. The report includes photos and recommendations.

Is HP16 in your area?

Yes. HP16 is part of the area we cover, and the service is the same as everywhere else we work.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
