Common questions in Kingsash

Do you cover smaller places like Kingsash?

Yes, Kingsash is on our map. A small place gets exactly the same survey as a big one.

I let a flat near Wendover station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

How much is a survey?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

How a roof survey works in Kingsash

Our roof surveys cover Kingsash and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or use the contact form. Typical surveys look at lifted, split or missing lead flashings and gutters that overflow in heavy rain, on flat roofs, ridges, hips and valleys and the roof space.

In a small place like Kingsash, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Kingsash can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Advice

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Gather any paperwork for past roof work
  • Leave roof access to professionals
  • Let us know about past leaks
  • Clear the loft hatch area before we arrive

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Why act early in Kingsash

A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Where a roof is exposed, as many are in small places like Kingsash, driving rain gets into any weakness, and damp in older walls is slow to dry out.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

How we price roof surveys

A few things affect what a survey costs:

  • Height and safe access
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • The property’s address and postcode
  • How the loft is reached, if there is one

Most bookings start with a short call: call 07833 053749 or use the contact form. The price is agreed before a date is set.

Kingsash homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Cholesbury Manor House about 2.7 miles east, Kingsash sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near Old Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Wendover House School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Wendover station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Roof by roof

Natural slate

Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof will not leak in future

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.
