Roof survey in Bryant's Bottom: what you get
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you are worried about worn lead at chimneys and abutments and gaps in the roof where coverings have gone, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Bryant's Bottom are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Different roofs, different checks
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Why get it checked now?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. For older village homes like those around Bryant's Bottom, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Bryant's Bottom questions
Do you cover smaller places like Bryant's Bottom?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my home in Bryant's Bottom listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What does a roof survey cost?
Prices start from £150, including VAT. You’ll know the price for your survey before booking. For a price, call 07833 053749 or drop us an email.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Common roof problems in Bryant's Bottom
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.
Common reasons to book include:
- Loose ridge or hip tiles
- Debris building up in roof valleys
- Lifted, split or missing lead flashings
- Condensation or damp timbers in the loft
Landlords with a home close to Great Missenden station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before booking
- Whether you can ask questions once you have the report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is VAT included in the price?
- What the survey won’t cover
How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. Rural addresses near Bryant's Bottom can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

Advice
What affects the cost of roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Chimneys, valleys, parapets and other details
- Building height and the viewpoints available
- House, block, shop or office
- How big the roof is
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
We’ll usually ask about:
- What made you get in touch
- When you need the report by
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Roofs, chimneys and gutters in Bryant's Bottom
Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
The streets around a church such as Speen Church (Baptist) are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Speen CofE VA School, a written record of a large roof helps plan work for the holidays rather than in term time.
