How a drone roof survey works in Bryant's Bottom
Drone roof survey starts from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. If a drone won’t help on your roof, we will say so. Every drone survey comes with a written report and close-up photos. We are often asked to look into cracked flaunching or loose chimney pots and blistered or cracked flat roof coverings, across valleys and parapet gutters, chimney stacks and tall and steep roofs.
Somewhere as small as Bryant's Bottom, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked before the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

What we’re asked to look at in Bryant's Bottom
Chimney tops take the worst of the weather. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.
Look out for signs like these:
- Damage after a storm that cannot be seen from below
- Chimney tops in poor condition
- Ridge pieces that have lifted
- Lead work pulling away at abutments
If your home is one of the older ones in the streets near Speen Church (Baptist), older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Before any flight, we check the Drone Safety Map for airspace restrictions. With Hughenden Manor about 2.8 miles south, Bryant's Bottom sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For site and facilities teams at buildings such as Speen CofE VA School, a drone or thermal camera can show a large roof in a single visit.

Honest limits
To be straight with you, a roof survey has limits:
- Flying in a flight restriction zone without the airport’s permission
- Structural calculations (that is a structural engineer’s job)
- Close-up photos of next door’s property
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
What we check
- Fragile roofs
- Large and complex roofs
- Flat roofs on upper floors
- Valleys and parapet gutters
- Tall and steep roofs
- Chimney stacks
What a survey costs
Several things affect the price of a survey:
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- House, block, shop or office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
What to tell us when you get in touch
Some details help us recommend the right survey and price. When you get in touch, it is useful to mention:
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
- Your timetable, such as an exchange date
A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email. You will have a price before anything is arranged.
What we look for on each type of roof
Chimney stacks
Chimney tops are hard to see from ground level. Close-up photos show the pots, flaunching, pointing and flashings.
Steep slate and tile slopes
On slate roofs, slipped slates often point to corroded nails. Close-up photos show how widespread it is.
FAQs for Bryant's Bottom
Is my home in Bryant's Bottom listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is drone flying allowed in Bryant's Bottom?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What do I do with the report?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take roughly 1–2 hours for a house, and longer for a large or complex roof. The written report follows by email.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Leave it or get it looked at?
Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. Where a roof is exposed, as many are in small places like Bryant's Bottom, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Bryant's Bottom can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You give us the address and tell us about the roof.
- Any flight restriction at the address is looked at, with permission requested if required.
- We assess the conditions and the take-off spot first.
- The drone photographs the roof closely, kept in sight throughout.
- You receive a written report with the photos and our recommendations.
Before we arrive
- Let us know about parking near the property
- Show us where any leaks or stains appear
- Make a note of anything you’d like us to look at
