Hyde End: your questions answered

Will you come out to Hyde End?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can a landlord with a rental near Great Missenden station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Roof surveys for homes and businesses in Hyde End

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey flat roofs, natural slate and clay and concrete tiles, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and cracked mortar along the ridge.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. In a hamlet or village like Hyde End, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before the survey

  • If it is not your property yet, arrange access through the agent

Advice

Surveys for landlords and agents in Hyde End

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Prices for roof surveys in Hyde End

We confirm the price for your roof before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • The size of the roof
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

Different roofs, different checks

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

When to book a survey in Hyde End

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Problems we come across often include:

  • Leaning or weathered chimney stacks
  • Slipped, cracked or missing slates and tiles
  • Flashings that have come away from the wall
  • Gutters that overflow in heavy rain

Cholesbury Manor House, about 3.7 miles north, is one of the historic houses in the wider area around Hyde End. Older homes in the area may have roofs that need matching materials when work is done.

Questions to ask before you book

  • What they will not be able to tell you
  • What the report includes, and whether it has photos
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Roof surveys in Hyde End: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Great Missenden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Hyde Heath Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
