Pre-purchase roof survey in Hyde End, Buckinghamshire
Know where you stand with the roof before you spend money on it. We carry out pre-purchase roof surveys in Hyde End.
- Blocked or leaking gutters
- Old water stains in the roof space
- Gaps where slates or tiles have come loose
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Pre-purchase roof survey in Hyde End
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. If you’ve noticed blocked or leaking gutters and lead that has worked loose at a wall or chimney, we can find out what’s behind it, on natural slate, clay and concrete tiles and flat-roofed extensions and dormers alike.
For a small place like Hyde End, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Hyde End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a report with photos and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Keep pets in another room
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered

What we look for on each type of roof
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
Landlord and commercial surveys in Hyde End
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
Hyde End: your questions answered
Will you come out to Hyde End?
We do. Villages and rural addresses get the same survey as a town house.
Do you cover Hyde End?
Yes. We survey roofs across London and the South East, and Hyde End is part of that. You can call 07833 053749 or send us an email with the address and a few details.
What if it rains on the day?
Light rain doesn’t normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
How long will you be at the property?
Allow an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We will confirm what to expect when we arrange the visit.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Do you need access inside the house?
Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.
How do I book a survey in Hyde End?
To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.
What a pre-purchase roof survey looks like in Hyde End
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Hyde End has a long history of building, with Cholesbury Manor House about 3.7 miles north. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
