Pre-purchase roof survey in Hundridge

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you’re not yet committed. We survey seven days a week, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you are worried about gutters choked with leaves and moss and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, on clay and concrete tiles, lead flashings and valleys and gutters and downpipes alike.

Some older homes in villages like Hundridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

The wider area around Hundridge has a long history of building, with Cholesbury Manor House about 3.4 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. What we’re asked to look at in Hundridge

Gutter problems frequently look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

We are frequently asked to look at:

  • Roof slopes that look uneven or sagging
  • Chimney mortar that has eroded
  • Lead that has worked loose at a wall or chimney
  • Slipped or missing slates and tiles

If you own a rental within reach of Great Missenden station, a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Whether you can ask questions once you have the report
  • What insurance they carry
  • How soon the report will arrive

What’s in a roof survey

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. Our survey is done for you, and the report is written for you to use. In a small place like Hundridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. We’ll confirm the figure before booking.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In a hamlet or village like Hundridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Advice

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What affects the cost of pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • How tall the building is and how easy the roof is to see

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the exact price before booking.

Helping us price your survey

There is no need for technical words. Just tell us:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

You can call us seven days a week. For a price or to book, call 07833 053749 or use the contact form.

Hundridge questions

Do you cover smaller places like Hundridge?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Hundridge?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you go up on the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
