How a pre-purchase roof survey works in Asheridge

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed patch repairs that may hide an ongoing problem and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it.

For a small place like Asheridge, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Asheridge

How do I find out if my home in Asheridge is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Asheridge?

Yes, Asheridge is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Is a roof survey worth having alongside a home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Pre-purchase roof surveys around Asheridge

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near St John's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Great Missenden station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What we are asked to look at in Asheridge

Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

We’re often asked to look at:

  • Gutters that overflow or drip at the joints
  • Chimney mortar that has eroded
  • Worn or lifted lead flashings
  • Gaps where slates or tiles have come loose

Cholesbury Manor House lies about 1.7 miles north, so building around Asheridge goes back a long way. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

What a roof survey includes

How the survey changes by roof type

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Where water is showing inside, if it is
  • Dates you are working to, such as exchange
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or email us.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Tell us your exchange date when booking
  • Ask the seller about past roof repairs
  • Ask who repairs the roof under the lease
  • Ask for loft access on the day

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.

The survey, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report. As for time on site, most surveys take about one to two hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Asheridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Leave a clear route to the loft
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
