Cholesbury Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Cholesbury, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Roof slopes that look uneven or sagging
- Old water stains in the roof space
- Lead that has worked loose at a wall or chimney
Pre-purchase roof survey in Cholesbury
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a report with photographs and recommendations. If you’ve noticed chimney mortar that has eroded and standing water on a flat extension roof, a survey will tell you what’s going on, on clay and concrete tiles, lead flashings and valleys and gutters and downpipes alike.
In a village or hamlet like Cholesbury, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Why get it checked now?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Where a roof is exposed, as many are in small places like Cholesbury, driving rain gets into any weakness, and damp in older walls is slow to dry out.
All our prices include VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.
Why us?
- Drone and thermal imaging surveys available
- CAA-registered drone operator (Flyer ID and Operator ID)

What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What this survey can’t tell you
A survey is a careful look at the roof, but it cannot do everything. The main limits are:
- Faults hidden behind ceilings, boards or coverings
- Confirmation of asbestos in cement sheets or soffits
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What our survey covers.
What this survey covers
- The roof space
- Lead flashings and valleys
- Clay and concrete tiles
- Chimney stacks
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Natural slate
How it works
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. In a small place like Cholesbury, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Have keys ready for side gates, garages or roof access doors
- Leave a clear route to the loft

Your questions about pre-purchase roof surveys in Cholesbury
Is Cholesbury in the area you cover?
Yes, Cholesbury is one of the places we work. Every survey there gets the same written report with photographs.
Is my home in Cholesbury listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Does your survey replace a RICS home survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.
When should I book a pre-purchase roof survey?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
Pre-purchase roof surveys in Cholesbury: local notes
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.
Cholesbury Manor House, about 0.1 miles west, is one of the historic houses in the wider area around Cholesbury. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you let a flat or house near Tring station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Church of St Lawrence: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Cholesbury is about 3 miles west of Berkhamsted, in Hertfordshire. We survey roofs in Cholesbury and the surrounding area as part of our work across London and South East England. Our Hertfordshire coverage includes Cholesbury. For surveys nearby, see our Milton Keynes page.

Further out, we also cover Watford (13 miles south-east), Hemel Hempstead (8 miles east), St Albans (14 miles east), Harpenden (14 miles east), Berkhamsted (3 miles east) and Bushey (15 miles south-east).

Before and after the survey
Over many surveys, some simple habits stand out:
- Mention any deadline when you contact us
- Ask who repairs the roof under the lease
- Give your solicitor a copy of the report
- Ask when the roof was last worked on
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
How the survey changes by roof type
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof.
