Pre-purchase roof surveys in Buckland Common: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Take an older house close to Church of St Lawrence: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Historic houses like Cholesbury Manor House, about 0.6 miles east, show how far back building around Buckland Common goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

About our pre-purchase roof survey in Buckland Common

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey chimney stacks, flat-roofed extensions and dormers and gutters and downpipes, and people most frequently book us about signs of past leaks inside the loft and ponding, blisters or splits on a flat roof.

Being in a small place like Buckland Common makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Surveys for landlords and agents in Buckland Common

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

FAQs for Buckland Common

Will you come out to Buckland Common?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is Buckland Common in the area you cover?

Yes, Buckland Common is one of the places we work. The survey and report are the same in Buckland Common as anywhere else.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

Checking the roof from the ground

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a typical house, with time for the loft where it can be reached. You’re welcome to ask questions while we are there. In a hamlet or village like Buckland Common, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear

Why it’s worth a survey now in Buckland Common

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. A roof survey is carried out for the buyer. Older and listed buildings around Buckland Common may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • We hold a CAA Flyer ID and Operator ID
  • Over 5,000 surveys carried out

Do you need a pre-purchase roof survey in Buckland Common?

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Here are some of the things we see often:

  • Bitumen or mortar used in place of proper repairs
  • Damp timbers or stains in the loft
  • Gaps where slates or tiles have come loose
  • Lead that has worked loose at a wall or chimney

For landlords with property near Wendover station, a written report helps before buying a rental or paying for a new roof on one.

What a good roof survey covers

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.
