Why act early in Buckland Common
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. Where a roof is exposed, as many are in small places like Buckland Common, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your roof before booking.

About our thermal roof survey in Buckland Common
Your report sets out the thermal images alongside ordinary photos, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. We survey commercial roofs, pitched roof slopes and loft conversions, and common reasons people get in touch are cold spots on ceilings under the roof and patches of heat loss across the roof.
Villages like Buckland Common often stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How the survey works
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Buckland Common can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work
- If it isn’t your property yet, arrange access through the agent

Advice
How the survey changes by roof type
Loft insulation
Insulation often gets moved during work in the loft. The camera can show where it no longer covers the ceiling.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Flying and imaging in Buckland Common
Cholesbury Manor House, about 0.6 miles east, is one of the historic houses in the wider area around Buckland Common. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
If you live in an older home near Church of St Lawrence, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What a thermal roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Confirming water without moisture readings
- Clear results when the conditions on the day are poor
- Hidden layers that need to be opened up to check

FAQs for Buckland Common
Do you carry out roof surveys in Buckland Common?
Yes, Buckland Common is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or use the contact form and tell us about the property.
How do I find out if my home in Buckland Common is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long is the visit?
That depends on the size and shape of the roof, but most surveys take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. The report is sent afterwards by email.
Can a thermal survey trace a roof leak?
Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.
Will you go up on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
What does a thermal roof survey show?
The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Clear a path to the loft hatch before we arrive
- Don’t climb onto the roof to look for leaks yourself
- Use the report as a baseline for later checks
- Tell us where and when you’ve seen damp or stains
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the loft space.
