What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building
  • Proving moisture from the images alone

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

Thermal roof survey in Berkhamsted: what you get

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. Where something can’t be confirmed, we say what would help next. We survey flat roofs, ceilings below the roof and commercial roofs, and the problems we are asked to look at most are leaks that are hard to trace and wet areas near outlets and upstands.

In a town like Berkhamsted, the roofs that are hardest to see are often on taller buildings, steep slopes or the backs of terraces. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Each needs the right weather. Rear slopes over back additions are a common example, as they’re rarely visible from the street.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Thermal roof surveys around Berkhamsted

Cholesbury Manor House, about 3.5 miles west, is one of the historic houses in the wider area around Berkhamsted. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

For site and facilities teams at buildings such as St Thomas More Roman Catholic Voluntary Aided Primary School, a drone or thermal camera can show a large roof in a single visit. If your house is among the older ones in the streets near Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Why act early in Berkhamsted

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Extensions and dormers on homes around Berkhamsted often hide the first signs of trouble at their joints with the main roof. A few wet winters later, it can mean new plaster and decorating as well as roof work.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What affects the price in Berkhamsted

Prices always include VAT. What changes the price is:

  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Common questions in Berkhamsted

How should I get ready for a visit in Berkhamsted?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Does a conservation area affect roof work in Berkhamsted?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll plan the survey around it.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a typical home, with bigger or more complicated roofs taking longer. In Berkhamsted, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It helps to know about previous repairs, leaks or recent work.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Check pets are kept safely away

Advice

Landlords, agents and block managers in Berkhamsted

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
