About roof surveys in HP4

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a proper look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are ridge tiles that have lifted or moved and loose chimney pots, across lead flashings, ridges, hips and valleys and chimney stacks.

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across HP4

Across HP4, we survey roofs for owners, landlords and agents, in Berkhamsted, Northchurch and Potten End and well beyond. Each report sets out what was seen, with photographs and recommendations.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In HP4, as elsewhere, exposed details are where damage shows first.

Berkhamsted: For site and facilities teams at buildings such as St Thomas More Roman Catholic Voluntary Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Berkhamsted station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Common roof problems in HP4

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

Things that frequently lead to a survey include:

  • Valley linings that have cracked or split
  • Worn lead at chimneys and abutments
  • Gutters that overflow in heavy rain
  • Leaning or weathered chimney stacks

Prices for roof surveys in HP4

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • Roof area

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the exact price before booking.

Booking your survey

You don’t need to know any roofing terms. Just let us know:

  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch
  • Where water is showing inside, if it is

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Surveys for landlords and agents in HP4

Letting agents and landlords in HP4 book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Why act early?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right.

Before you book any surveyor

  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA
  • How soon the report will arrive

Common questions in HP4

Are you insured?

We hold professional indemnity and public liability insurance.

Do you work in HP4?

Yes. We carry out roof surveys in HP4.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a photo-illustrated written report and recommendations.
