Dagnall Roof Survey
A roof condition survey for homes and buildings for Dagnall, from an experienced roof surveyor. You get a clear written report with photographs.
- Cracked mortar along the ridge
- Worn or blocked valleys
- Water stains on rafters and ceiling joists
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Roof survey in Dagnall
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed valley linings that have cracked or split and gaps in the roof where coverings have gone, we can find out what’s behind it, on flat roofs, the roof space and clay and concrete tiles alike.
Older buildings in small places like Dagnall may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Dagnall questions
Does a conservation area affect roof work in Dagnall?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover smaller places like Dagnall?
Yes. Dagnall is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.
Dagnall homes and their roofs
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Dagnall VA Church of England School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Tring station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Prices for roof surveys in Dagnall
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
- Roof area
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you contact us
When you call or email, these details help:
- The reason for the survey, like buying, a leak or storm damage

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Mention any damp patches when booking
- Make sure we can open the loft hatch
- Leave roof access to professionals
- Keep the report with your property records
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What happens if roof problems are left?
By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Where a roof is exposed, as many are in small places like Dagnall, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Dagnall, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Mention any parking restrictions on your street
- Move anything stored under the loft hatch
- Dig out any old roof reports or invoices
