Roof survey in Ringshall: what you get
There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey flat roofs, lead flashings and the roof space, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and gutters that overflow in heavy rain.
In a village or hamlet like Ringshall, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When you need someone else
A survey is a proper look at the roof, but it can’t do everything. The main limits are:
- Structural calculations (that is a structural engineer’s job)
- How the roof will behave in every kind of weather
- A full building survey of the property
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.
What we look at
- Clay and concrete tiles
- Flat roofs
- Lead flashings
- Chimney stacks
- Natural slate
- The roof space
- Ridges, hips and valleys
What we do, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Ringshall, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered

Useful tips for Ringshall property owners
These tips come from what we see on roofs every week, before and after a survey:
- Let us know about past leaks
- Leave roof access to professionals
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
How the survey changes by roof type
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That’s why we look at them closely.
Ringshall: your questions answered
How do I find out if my home in Ringshall is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you cover smaller places like Ringshall?
Yes, Ringshall is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Ringshall homes and their roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Signs you need a roof survey in Ringshall
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Signs worth acting on include:
- Loose ridge or hip tiles
- Debris building up in roof valleys
- Leaking gutter joints and downpipes
- Gaps in the roof where coverings have gone
If you own a rental within reach of Tring station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- What’s outside the scope of the survey
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Is VAT included in the price?
- Whether you can ask questions once you have the report
