Pre-purchase roof surveys in Ringshall

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

How a pre-purchase roof survey works in Ringshall

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We are frequently asked to look into gaps where slates or tiles have come loose and flashings that have lifted or split, on lead flashings and valleys, clay and concrete tiles and flat-roofed extensions and dormers.

Some older homes in villages like Ringshall are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Landlords, agents and building managers in Ringshall and across Hertfordshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.

What happens if roof problems are left?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. Older and listed buildings around Ringshall may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Ringshall questions

Is Ringshall within the area you cover?

Yes. Ringshall is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Ringshall listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It isn’t a RICS survey and doesn’t cover the rest of the house.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

What we are asked to look at in Ringshall

The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs.

Most people get in touch after spotting one of these:

  • Blocked or leaking gutters
  • Patch repairs that may hide an ongoing problem
  • A ridge or slope that dips
  • Chimney mortar that has eroded

For landlords with property near Tring station, a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • What exactly goes into their report

What a roof survey includes

Pre-purchase roof surveys in Ringshall: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

How we price pre-purchase roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

To price your survey accurately, we will ask about:

  • Dates you’re working to, like exchange
  • Photos of the roof, taken safely from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

Once you know what you need, call 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

The survey, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, it usually takes between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Ringshall often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photographs and recommendations before you exchange.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.
