Roof leak investigations near Ringshall

About our roof leak investigation in Ringshall

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We are often asked to look into water coming in around a roof light or dormer and water through the ceiling under a flat roof, on chimney stacks, the roof space and slate and tile slopes.

Roofs in small places like Ringshall often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours, more where the leak is intermittent or the roof is large. Around Ringshall, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Find any records of previous roof work
  • Agree roof access with the managing agent if it is shared
  • Make sure we can get to the back of the property

Advice

Checking the roof from the ground

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Ringshall questions

Do you carry out roof surveys in Ringshall?

Yes. We work right across London and South East England, and Ringshall is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Will you come out to Ringshall?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Note the weather when the leak shows
  • Clear the loft hatch so we can get in
  • Mention any plumbing above the damp area
  • Catch drips in a bucket and protect the floor

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

How we price roof leak investigations

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • The type of building, from a house to a block or an office

All our prices include VAT. Roof leak investigation starts from £150, including VAT. We confirm the price for the job before booking.

What a roof leak investigation looks like in Ringshall

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Why it is worth a survey now in Ringshall

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Outbuildings and barns around Ringshall are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
