What affects the price in Ringshall

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Helping us price your survey

Before you get in touch, it helps to have:

  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

How a drone roof survey works in Ringshall

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They also suit fragile roofs that nobody should walk on, like old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address before the visit. If a drone isn’t the right tool, we will say so. We survey flat roofs on upper floors, chimney stacks and valleys and parapet gutters, and people most often book us about worn lead at chimneys and walls and coverings that have slipped high up on the roof.

Somewhere as small as Ringshall, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Drones, thermal imaging and Ringshall roofs

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For properties in and around Ringshall, we check what can be seen safely and explain what we find. Around Ringshall, as everywhere, small roof faults are simplest to sort before they let water in.

Landlords, agents and building managers in Ringshall and across Hertfordshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Cottages and farmhouses around Ringshall frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • A flight on a day when the weather is not safe
  • Close-up photos of next door’s property
  • The underside of the roof (that needs an inside check)

If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs

Ringshall: your questions answered

How do I find out if my home in Ringshall is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Ringshall?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How long will you be at the property?

It typically takes about 1–2 hours at most homes, or half a day or so for a commercial building. Time for the pre-flight checks is included.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

What happens after the survey?

You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Roof by roof

Chimney stacks

The top of a stack is usually out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.
