About our storm damage roof report in Ringshall

Wear and tear is usually excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. If you’ve noticed holes or cracks caused by debris and flat roof edges peeled back, we can find out what’s behind it, on flashings, ridges and hips and flat roofs alike.

Many homes in small places like Ringshall face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Useful tips for Ringshall property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep a note of the date of the storm
  • Read your policy wording on storm damage
  • Record any water damage in rooms and the loft
  • Hold on to fallen pieces of the roof where you can

Once we’ve been, the findings are written up with photos. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep records of roof work and surveys. They can help show the roof was looked after.

Common questions in Ringshall

Will you come out to Ringshall?

Yes, Ringshall is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is Ringshall in the area you cover?

Yes, Ringshall is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How strong does the wind have to be for a storm claim?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. If it is safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. In a hamlet or village like Ringshall, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it’s safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Advice

Different roofs, different checks

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Ridge and hip tiles

The ridge and hips are among the most exposed parts of a roof. We record any that have lifted, cracked or come away.

Leaks and storm damage in Ringshall

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Tring station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What happens if roof problems are left?

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. Emergency temporary protection should be arranged with a roofer. Where a roof is exposed, as many are in small places like Ringshall, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Checking the roof from ground level

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common roof problems in Ringshall

Falling trees and branches can damage roofs in high winds. The report shows what was hit and the damage caused, backed up with photos.

A survey can pick up problems such as:

  • Slates and tiles blown off the roof
  • Flashings pulled away from walls or stacks
  • Gutters pulled loose in the wind
  • Flat roof edges peeled back

For any home in Ringshall, it’s the small, early fault that is cheapest to put right.
