Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep fallen slates or tiles as evidence if safe
  • Ask a roofer for emergency temporary protection if water is coming in
  • Report the damage to your insurer as soon as you can
  • Check how your policy defines a storm

After the visit, we write up the report with photos of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

Storm damage roof report in Dagnall

We inspect the roof from wherever it can be seen safely: from the ground, from windows and higher points, from the loft space and from the roof where it’s safe. We photograph and describe each area of damage. We note any part we couldn’t see. The report, with photos, is yours to pass to your insurer. If you’ve noticed water coming in after the storm and flat roof edges peeled back, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Dagnall, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. Somewhere as small as Dagnall, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it’s safe.
  3. Each area of damage is photographed and described.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Storm damage roof reports in Dagnall: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you own a rental within reach of Tring station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings like Dagnall VA Church of England School, tracing a leak on a big roof starts with where the water appears and works back.

Common questions in Dagnall

Is my home in Dagnall listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Dagnall?

Yes, Dagnall is one of the places we work. The survey and report are the same in Dagnall as anywhere else.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Will you go up on the roof?

Only if it is safe. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Is wear and tear covered by insurance?

Most policies don’t cover wear and tear. Our report records storm damage and any older wear we see, so it is clear what we found. Your insurer decides how its policy applies.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Should I go up on the roof to take photos?

Safely, from ground level or a window. Never climb onto a roof after a storm. Binoculars can help you see damage from below and we will inspect the rest from safe positions.

What happens if roof problems are left?

With an independent report, you have something specific to show your insurer. It sets out what we found and the likely cause, so you are not relying only on your own photos. In a place like Dagnall, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

When to book a survey in Dagnall

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. We record what we find on flat and pitched roofs alike.

Things that frequently lead to a survey include:

  • Ridge tiles that have come loose
  • Damage from fallen branches or debris
  • Torn or lifted flat roof coverings
  • Cowls or aerials dislodged in the wind

If you own one of the older houses in the streets near Church of All Saints, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Questions to ask before you book

  • What happens after the report arrives
  • How long the report takes to arrive
  • How long they’ve been surveying roofs
  • What exactly goes into their report

What’s in a roof survey

What a storm damage roof report does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether your insurer will pay the claim
  • What’s beneath slates, tiles or membranes
  • How your policy defines a storm

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.
