About our storm damage roof report in Berkhamsted

After a storm, it helps to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We aren’t loss adjusters, and we can’t say whether a claim will be paid. What you get is an independent view of the roof’s condition. If you’ve noticed ridge tiles that have come loose and new damp or leaks inside, we can find out what’s behind it, on flashings, chimney stacks and gutters and fascias alike.

When a storm passes over a town like Berkhamsted, loose tiles, slates and ridges are the first to move. Many policies treat gusts of about 55 mph as storm conditions, though it varies. Photographs and a written account help you show what happened. Because wear and tear is normally excluded, the age of any damage matters.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What a survey costs

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

A little information up front helps. Please include:

  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • Dates you are working to, like exchange
  • Whether there is a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email with the address and the days you’d prefer.

What a storm damage roof report looks like in Berkhamsted

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in. About 3.5 miles west lies Cholesbury Manor House, a reminder of how long the area around Berkhamsted has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like St Thomas More Roman Catholic Voluntary Aided Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you live in an older home near Church of All Saints, lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Berkhamsted station may find that tracing a leak quickly matters when a tenant is living with it.

Berkhamsted is about 5 miles west of Hemel Hempstead, in Hertfordshire. Whether the building in Berkhamsted is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Leave it or get it looked at?

A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is typically better. A defect spotted early can be planned and budgeted for, while one found after water comes through usually has to be dealt with in a hurry.

Prices quoted always include VAT, and the report is not charged as an extra. Storm damage roof report starts from £150, including VAT. Size, height and access decide where your roof falls.

What a storm damage roof report does not cover

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • A price for the repairs
  • How your policy defines a storm
  • A decision on your insurance claim

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs
  • Slate and tile slopes
  • Flashings
  • Chimney stacks
  • Gutters and fascias
  • Ridges and hips

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Parking in a town like Berkhamsted is usually simple, but let us know if there’s a driveway or any restrictions. We check the roof from ground level and from windows, then from the loft where there’s safe access.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If it isn’t your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at

Common questions in Berkhamsted

Is Berkhamsted in the area you cover?

Yes, Berkhamsted is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Berkhamsted listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does your report mean my claim will be accepted?

The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, for you to give to your insurer.

My storm claim was turned down. What now?

Raise it with your insurer first. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How strong does the wind have to be for a storm claim?

There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.

Do you look in the roof space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Keep fallen slates or tiles as evidence if safe
  • Note the date and time you first saw the damage
  • Photograph the damage safely from below
  • Check how your policy defines a storm

After the visit, we write up the report with photos of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.
