Before and after the survey

These tips come from what we see on roofs every week:

  • File each roof report for future reference
  • Survey the roof on a regular cycle
  • Don’t store items over the loft hatch
  • Make leak reporting easy for tenants

The report comes with photos and written recommendations ranked by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

Landlord roof survey in Berkhamsted: what you get

The lease usually decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We’re often asked to look into parapets and upstands in poor repair and chimney stacks in poor repair, across converted houses, shared roofs and rented houses.

Most homes in a town like Berkhamsted are houses, so the roof is normally the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

When to book a survey in Berkhamsted

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

Look out for signs like these:

  • Cracked or leaning shared chimneys
  • Damp or stains in top-floor flats
  • Choked outlets and gutters
  • Flashings that have come away

If you let a flat or house near Berkhamsted station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • Will the report include photos?

What a roof survey includes

Roof by roof

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

Local roofs in Berkhamsted

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.5 miles west lies Cholesbury Manor House, a reminder of how long the area around Berkhamsted has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as St Thomas More Roman Catholic Voluntary Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. Parking in a town like Berkhamsted is typically simple, but let us know if there is a driveway or any restrictions. The inspection covers whatever is safely visible from outside, from windows and from the loft space, and from the roof itself where it is safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Berkhamsted: your questions answered

Can a landlord with a rental near Berkhamsted station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

Do you cover Berkhamsted?

Yes, Berkhamsted is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What’s the best way to book?

Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you check the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Who pays under the lease (that is a legal question)
  • A full structural assessment of the building
  • Walls, floors and services beyond the roof

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.
