Thermal imaging roof survey in Hastoe, Hertfordshire
Thermal imaging to find moisture and heat loss patterns in a roof in Hastoe, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Patches of heat loss across the roof
- Thin or uneven insulation in the roof
- Water getting in at parapets and stacks
Thermal roof survey in Hastoe: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’re worried about damp patches with no obvious cause and cold areas below the roof, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Hastoe, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
After the visit, you get a report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Why it’s worth a survey now in Hastoe
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Older cottages and farmhouses around Hastoe can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Common questions in Hastoe
How do I find out if my home in Hastoe is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Hastoe?
We do. Villages and rural addresses get the same survey as a town house.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How does a thermal imaging roof survey work?
The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show.
Before and after the survey
You do not need to be a roofer to help. What helps most:
- Heat the home normally on the days before
- Check from ground level or a window, never by climbing
- File the images with your roof records
- Take photos of stains as they appear, so we can compare
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Airspace, weather and Hastoe roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
For site and facilities teams at buildings such as Tring School, big roofs are where close-up aerial shots and thermal images show the most at once. Historic houses such as Cholesbury Manor House, about 1.6 miles south-east, show how far back building around Hastoe goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. For an older house near a landmark such as Church of St Martha (Anglian Methodist), steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. If you have questions on the day, just ask. Older roofs in small places like Hastoe can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- If you are buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed
- Check the loft hatch can be reached

Advice
Different roofs, different checks
Pitched slate and tile roofs
Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.
