Landlord roof survey in Hastoe
Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when booking. Where we cannot get into part of the building, the report says so. Common reasons to book are parapets and upstands in poor repair and missing or loose roof coverings, across rented houses, converted houses and blocks of flats.
Somewhere as small as Hastoe, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What we do, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Hastoe often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before the survey
- Keep pets in another room
- Leave a clear route to the loft
- Show us where any leaks or stains appear

Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Roof by roof
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes where they can be seen.
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded where we can see them safely.
Local roofs in Hastoe
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Cholesbury Manor House about 1.6 miles south-east, Hastoe sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Trees in and around Tring Park shed leaves that can end up in nearby gutters. If your house is among the older ones in the streets near Church of St Martha (Anglian Methodist), the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Tring station, a dated record of the roof is useful when planning maintenance across a let.

What else we do in Hastoe
What happens if roof problems are left?
Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Around Hastoe, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Tips from our surveys
Here are a few things we’d tell any owner:
- Keep roof surveys on a rolling plan
- Make leak reporting easy for tenants
- Keep past survey reports with the building’s records
- Ask your managing agent about lease terms
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
Your questions about landlord roof surveys in Hastoe
How do I find out if my home in Hastoe is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Hastoe?
Yes, Hastoe is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Can we use the survey to plan a roof budget?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
