How a gutter survey works in Hastoe

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed hoppers and outlets full of debris and fascia boards damaged by overflowing water, a survey will tell you what’s going on.

Older buildings in small places like Hastoe may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Hastoe often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

FAQs for Hastoe

Does a conservation area affect roof work in Hastoe?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Tring station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or use the contact form.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

How long will you be on site?

A visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when you book.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Gutter surveys around Hastoe

Historic houses such as Cholesbury Manor House, about 1.6 miles south-east, show how far back building in the area around Hastoe goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces like Tring Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For an older house near a landmark like Church of St Martha (Anglian Methodist), its chimney, valleys and lead work are likely to be the parts that need attention first.

When to book a survey in Hastoe

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey can pick up problems such as:

  • Valley or box gutters that overflow inside
  • Downpipes that are split or coming away
  • Overflowing eaves gutters
  • Rotten fascias or stained soffits

If you own a rental within reach of Tring station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • What follow-up you get after the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive
  • Whether the loft is part of the inspection

What a good roof survey covers

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Older and listed buildings around Hastoe may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What affects the cost of gutter surveys

Prices vary from roof to roof, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

You don’t need to know any roofing terms. Just let us know:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • What’s prompted the survey

To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
